Prices, Neighborhoods, and What to Know

The citywide median was about $1.25M in August 2026, with homes selling in roughly 32 days at around $685 per square foot. Newark has something no neighboring city offers at scale: new and near-new homes on the bay side, next to older established tracts, all inside one small city with its own school district.

How do Newark neighborhoods compare?

Bayshores

The Bayshores master-planned community is where I live and where most of Newark’s newest homes are. Single-family, townhomes and duets, built in the last decade, with parks, trails and bay access. Pricing runs above the citywide median because of age and finish level. The number to watch is the HOA plus any Mello-Roos, which can add several hundred dollars a month. Factor it in and Bayshores is still cheaper per finished square foot than comparable new product in Fremont.

Typical range: $1.3M to $1.8M

NewPark and Central Newark

The neighborhoods around NewPark Mall and the civic center are mostly 1960s to 80s tracts: three and four bedroom ranch homes on standard lots. They sit right at the citywide median and they are the most liquid homes in the city. Good bones, reasonable lots, and an easy drive to 880 and the Dumbarton. For a first family home under $1.3M in the East Bay, this is one of the shortest lists.

Typical range: $1.1M to $1.4M

Established Newark neighborhoods

Old Town Newark and the streets west of Newark Boulevard have the city’s older housing, some of it pre-1960, with larger lots and more variety. This is where the deals are if you can take on a project, and where the mistakes are if you can’t. Permit history matters more here than anywhere else in the city.

Typical range: $950K to $1.3M

Townhomes and attached homes

Newark has a deep inventory of attached homes, from older condos near Thornton to new townhomes at Bayshores and along Central. They range from the $600Ks to over $1.2M, which is a wider spread than the single-family market. Compare attached to attached only, and put the dues beside the mortgage before you compare a $900K townhome to a $1.1M house.

Typical range: $650K to $1.2M

What should you know about commuting?

Newark buyers should plan the connection to regional transit as carefully as any driving route. Check nearby BART options on the current station map and measure the journey from the individual home. For driving, I-880 and State Route 84 are relevant corridors to investigate depending on your destination. A Peninsula trip and a South Bay trip may create different priorities. Test the full journey at your usual departure time, including the return trip, rather than relying on a single map estimate.

Which school district should you check?

Newark Unified School District provides the starting point for public-school information. Confirm the address, attendance boundaries and enrollment process directly with the district. A nearby campus or a development’s marketing language is not a placement guarantee. If a particular program matters, ask the district about its current requirements and availability. This guide names the district without ranking schools or making assumptions about a buyer’s household.
