BUY WITH AMRIT
Buy with the real comps.
Before you write.
Amrit Singh, REALTOR® with Intero Real Estate, helps East Bay buyers evaluate homes, compare recent sales and plan an offer around the specific property and seller.
Define the search and the budget
Start with your timing, financing and must-have features. Separate essential needs from preferences and compare the full monthly cost. A lender’s current estimate and property-specific information are more useful than a generic rate assumption.
Compare the actual homes
Look at condition, usable space, ownership obligations and your real commute. Review available disclosures and reports, and identify questions for appropriate professionals. A polished listing should still withstand a practical comparison.
Run the comps before the offer
Review recent sales that resemble the property, then explain the differences. Current listings show alternatives, while closed sales show completed transactions. We use both carefully to develop a range and understand what supports it.
Plan for the specific seller
Discuss the information available about the seller’s goals and the terms that may matter. Consider price, timing and contractual obligations together. No offer strategy removes uncertainty, so the decision should reflect your own budget and risk tolerance.
Keep the process coordinated
Track the dates in your contract, lender requirements and outstanding questions. Prepare for closing and possession with the transaction team. The objective is to keep each step clear, including who needs to resolve an issue and when.

Should I offer the asking price?
The asking price is one input. Review relevant sales, competition and the property’s condition before deciding on a price and terms.
Where can I browse available homes?
