Amrit’s take
Flat is the headline
The median is $4.27M vs $4.30M, and price per square foot is $1,600 vs $1,586. Saratoga isn’t jumping like Palo Alto or Atherton, and it isn’t easing like Santa Clara, where the median is down 6%. It’s holding.

Late winter still pays here
March 2026 was the best month in two years, at 107.8% of asking. The softest was August 2025, at 96%. If you can choose when to list, choose late winter.
Condos: read the square foot number
