How do Los Gatos neighborhoods compare?
Downtown, Almond Grove and the Glen Ridge side
The Victorian and Craftsman core within a walk of Santa Cruz Avenue and Main Street: small lots, historic-district rules and the strongest walkability premium in the South Bay. Almond Grove is the signature neighborhood and its homes trade on charm and provenance as much as square footage. Sale-to-list ratios here rose through 2026.
Typical range: $3M to $6M
Monte Sereno
A separate city of about 3,500 people on Los Gatos’s western edge with half-acre-plus lots, no commercial district and Los Gatos schools. This is the estate market: custom homes on an acre with views toward the valley, routinely $5M and up and regularly double that. Many trade privately. Pricing is property-specific and advisory.
Typical range: $4.5M to $12M+
Blossom Hill, Belgatos and the east side
The 95032 family neighborhoods toward Vasona Lake and the Belgatos foothills: 1960s and 70s ranches on good lots, Los Gatos Union schools, and the shortest drive to Highway 17 and 85. This is the volume market and the one that warmed most in 2026 on low inventory. Original versus renovated is the main price variable.
Typical range: $2.4M to $4M
Los Gatos Mountains and the 95033 side
Summit Road, the Santa Cruz Mountains and the properties on acreage above town. Larger land, longer drives, septic and well systems, and real fire-zone insurance diligence. This was the one Los Gatos sub-market that cooled in 2026, with more price cuts and longer days on market. For the right buyer it is the best value in the area; it is not for everyone.
Typical range: $1.6M to $3.5M, estates higher
What should you know about commuting?
Los Gatos is the south end of the Silicon Valley commute. Netflix in Los Gatos itself, Apple about twenty minutes via 85, Google and the Santa Clara campuses about thirty via 85 and 101, San Jose downtown fifteen via 17. Highway 17 and 85 meet at the town’s doorstep; Santa Cruz and the coast are thirty minutes over the hill. No rail service; Caltrain is reached at San Jose Diridon or Sunnyvale. Mountain properties add fifteen to thirty minutes to all of that and change insurance and access.
Which school district should you check?
Los Gatos Union School District serves the town and Monte Sereno, feeding Los Gatos–Saratoga Union High (Los Gatos High). The eastern edges fall into Union or Campbell Union, and the mountain areas into Loma Prieta or Lakeside, with high school assignments that vary. The boundary matters to price; verify the exact parcel with the district.

For Los Gatos buyers I begin with which of the four markets you are actually in, then lot, condition and the school boundary. Downtown and Almond Grove need historic-review diligence; Monte Sereno needs the private market; the mountains need insurance, access and water due diligence before anything else. The comps are pulled by sub-market and the offer strategy follows the sub-market, not the town.
