THE SHORT ANSWER
Newark’s median price is holding, but the same money buys a little more house than it did a year ago. From January through September 2026, single family homes sold for a median of $1.40M, unchanged from the same months of 2025, while price per square foot fell 5%, from $870 to $830.
Buyers have more choice: 60 houses were for sale in September and 25 sold, 2.4 months of supply, up from 1.1 a year earlier. And Newark houses sold for about 22% less per square foot than Fremont this year.

Same price, more house
Newark’s median is $1.40M, exactly where it was in the first nine months of 2025. Price per square foot fell 5%, from $870 to $830, so the typical buyer paid the same and got a little more house. Per square foot, that’s a bigger drop than Fremont’s 3%. At the median, you’d never notice.
Months of supply more than doubled
In September, 60 houses were for sale and 25 sold, 2.4 months of supply. A year earlier it was 42 for sale and 38 sold, 1.1 months. Newark peaked at 66 houses for sale in June, the most in two years. It’s still a seller’s market, but buyers are comparing more houses than they were.
Fremont next door, for about 22% less
Newark houses sold for $830 a square foot this year. Fremont’s sold for $1,061. That’s about 22% less for the same space, right next door. Newark and Union City are close to even: medians of $1.40M and $1.41M, and $830 vs $799 a square foot.
Condo sales are holding up better here
Newark is the one city of the four where condo and townhome sales went up this year, 83 vs 77, and they sold faster, in a median of 19 days instead of 22. The median rose 5% to $820K, but price per square foot fell 6%, so that’s bigger units selling, not prices rising. With 2 to 15 sales a month, read the year, not the month.
