THE SHORT ANSWER
Fremont is still a seller’s market for houses, and a faster one than Union City, Newark or Hayward. From January through September 2026, single family homes sold for a median of $1.71M, down 3% from the same months of 2025, and half of them sold in 10 days or less, the same as last year.
In September, 133 houses were for sale and 88 sold, 1.5 months of supply, about where it was a year ago. Price per square foot slipped to $998, Fremont’s first month under $1,000 in two years.

Amrit’s take
Down 3%, still fast
The median is down 3% and price per square foot is down 3% from the first nine months of 2025. But half the houses that sold this year still went in 10 days or less, the same as last year, and buyers paid 103.8% of asking on average. Fremont didn’t slow down. It got a little cheaper and stayed fast.
More houses, same speed
Fremont had more houses for sale this spring than any time in the last two years: 159 in May and again in June, compared with 140 and 144 a year earlier. Sales kept up, 679 this year vs 671 last year, so the extra supply got absorbed. September’s 1.5 months of supply is the same as a year ago and the tightest of the four cities I track.
Watch the $1,000 line
September’s $998 a square foot was Fremont’s first month under $1,000 in two years, and August and September had the two lowest medians of those two years, $1.55M and $1.58M. Some of that is the mix of homes that sold, and I’d want October and November before calling it a trend. But if you’re selling, price to these months, not to last spring.
Condos and townhomes are a different market
Condo and townhome sales are down 6% this year, the median is down 5% to $805K and price per square foot is down 7%. They sold for 99.2% of asking on average, a little under list. In September, 126 were for sale and 35 sold, 3.6 months of supply, more than double what houses had. If you own one, the price has to be right on day one.
If you’re selling in Fremont
- Price it to the last three months of sales. August and September had the lowest medians in two years, and buyers see the same comps you do.
- The first 10 days decide it. Half the Fremont houses that sold this year went in 10 days or less. If yours is still sitting after three weeks, the price is the reason.
- Priced right, Fremont houses still sell over asking: 103.8% on average this year. Priced high, they sit, and the final price usually ends up lower.
- Own a condo or townhome? Plan for a month or more on the market and expect offers at or a little under asking.

- Compare price per square foot, not list price. Fremont houses sold for $1,061 a square foot this year, Newark $830 and Union City $799, about 22% to 25% less right next door.
