Who builds Marabel?
Marabel is a new home community in Newark, California, built and sold by Robson Homes. The sales office and model homes are at 38456 Cedar Boulevard.
How much are homes at Marabel?
Robson lists homes from the upper $1.3 millions into the upper $1.5 millions. As of October 16, 2026, quick move in homes ranged from $1,329,000 for a Medina duet to $1,450,000 for an Olvera detached home. Prices change often, so ask me for the current sheet.
What are the floor plans?
Seven plans: Medina, Sidonia, Olvera, Sierra, Rosario, Ronda and Serano. Every plan has 4 bedrooms, 3.5 baths and a 2 car garage on three stories, from about 1,969 to 2,624 square feet. Medina and Sidonia are duet homes, which share one wall with the home next door.
Is there an HOA?
Yes. Robson estimates dues of about $222 a month at build out, covering common area insurance and landscaping plus front yard landscaping. Ask the sales office for the full HOA budget.
Which schools serve Marabel?
Marabel is in Newark Unified School District. Listings for the community show James L. Bunker Elementary and Newark Junior High. Always confirm school assignment with the district for a specific address.
Can I have my own agent when I buy new construction?
Yes, and it costs you nothing extra in most cases because the builder typically pays the agent. Builders often ask that your agent be with you or register you on your first visit, so reach out before you walk into the sales office.
