THE SHORT ANSWER
Hayward is the only one of the four cities I track (with Fremont, Union City and Newark) where houses are selling faster and further over asking than last year. From January through September 2026, single family homes sold for a median of $915.5K, flat with $920K in the same months of 2025, in a median of 13 days, and for 102.9% of asking on average, up from 102.3%.
There are fewer houses for sale, not more: 98 in September, down from 128 a year earlier, with 53 sold. At $632 a square foot, Hayward is about 40% less than Fremont, and the only one of the four where the median house sold for under $1M.

Flat prices, faster sales
Hayward’s median house price was $915.5K, about flat with $920K in the first nine months of 2025, and price per square foot dipped 2%, from $642 to $632. What changed is speed: half the houses sold in 13 days or less, down from 14, at 102.9% of asking, up from 102.3%. In Fremont, Union City and Newark, houses sold for less over asking than last year.
Fewer houses for sale, not more
Fremont, Union City and Newark all had more houses for sale this year. Hayward had fewer: about 102 in an average month from January through September, down from 120 a year earlier, and 98 in September vs 128. Sales are down 8%, from 486 to 446, but with houses still selling fast and over asking, that looks like a shortage of listings, not of buyers.
Where the under $1M house still exists
Hayward is the only one of the four where the median house sold for under $1M this year: $915.5K, at $632 a square foot. That’s about 21% less per square foot than Union City and 40% less than Fremont. For a lot of first time buyers, this is where the math works.
Condos and townhomes: buyers have the edge
Condo and townhome prices fell harder: the median is down 9%, from $680K to $617.5K, and price per square foot is down 5%. They took a median of 33 days to sell, up from 26. In September, 84 were for sale and only 12 sold, 7.0 months of supply, the highest in two years. That’s buyer’s market territory.
If you’re selling in Hayward
- Your timing is good if you own a house. Fewer homes are competing with yours than a year ago, and buyers paid 102.9% of asking on average this year.
- Price it to the last three months. Hayward’s monthly median has stayed between $865K and $990K all year, so buyers know the range.
- Budget for transfer tax. On top of Alameda County’s $1.10 per $1,000, Hayward charges its own $8.50 per $1,000, usually split between buyer and seller. On a $900K sale, the city’s share is $7,650 before the split.
- Own a condo or townhome? Plan for a month or more on the market and price it right on day one. Buyers have plenty to choose from.
