West Menlo Park and Allied Arts

The neighborhoods that touch the Atherton line, and they price like it. West Menlo’s median passed $4.2M in spring 2026, up more than 30% on the year, driven by rebuilds on quarter-acre-plus lots and the Las Lomitas school assignment. Allied Arts adds walkability to the Stanford Shopping Center. A teardown here starts near $3.5M; finished new construction clears $7M.

Typical range: $3.8M to $7M+

Sharon Heights and Stanford Hills

Hillside living above Sand Hill Road with the country club, larger lots and the shortest commute to the venture offices in the Bay Area. Asking prices routinely start above $3.8M and the custom-home segment runs well past $6M. Views, lot slope and HOA obligations vary house to house, so the comps have to be tight.

Typical range: $3.8M to $8M

The Willows, Linfield Oaks and Downtown

East of El Camino but west of 101. The Willows is the buyer favorite: a tight grid of 1940s cottages and increasingly full rebuilds, walkable to downtown Palo Alto and Meta, with Menlo Park City schools. Linfield Oaks and the downtown blocks trade on walkability to Santa Cruz Avenue and Caltrain. This is the volume market and where most $2.5M to $3.5M Menlo Park sales happen.

Suburban Park, Flood Triangle and Belle Haven

The entry points, and the neighborhoods most affected by Meta’s Willow Village campus and the Bayfront redevelopment. Suburban Park and the Flood Triangle are solid mid-century family streets at a discount to the Willows. Belle Haven, east of 101, is the lowest-priced single-family market in the city and the one most likely to change over the next decade. Buy on the specific block.

What should you know about commuting?

Menlo Park sits between the Bay Area’s two largest employers of senior tech talent: Meta’s headquarters on the east side of the city and the Sand Hill Road venture corridor on the west. Caltrain at Menlo Park station reaches San Francisco in roughly 45 minutes. Highway 101 is the route to the city and to the Dumbarton Bridge; 280 via Sand Hill is the route to Apple and Google. Stanford is a bike ride from most of the city west of El Camino.

Which school district should you check?

Menlo Park has three elementary districts inside city limits: Menlo Park City School District (central and east), Las Lomitas Elementary (west, shared with Atherton) and Ravenswood (Belle Haven). High school is Sequoia Union, primarily Menlo-Atherton High. The district boundary is a pricing boundary; verify the assignment for the exact address with the relevant district.
