How do Los Altos neighborhoods compare?
North Los Altos and Old Los Altos
The blocks between Foothill Expressway and the Palo Alto border, closest to the village and to Stanford. Quarter-acre-plus lots with 1940s to 1960s ranches giving way to full rebuilds, often $2M to $3M of construction on a $4M lot. This is the most competitive sub-market in the city and the one that sets the citywide price per foot.
Typical range: $4.5M to $8M, new construction to $10M+
Country Club and Woodland Acres
Larger, often half-acre lots on the hillside edge near the Los Altos Golf and Country Club, with more privacy and more custom architecture than the flats. Prices run with the north side but the comps are thinner and more house-specific. Slope, driveway access and tree cover change the number.
Typical range: $5M to $9M
South Los Altos and Loyola Corners
The family volume market toward Cupertino and Sunnyvale: slightly smaller lots, more original homes, and a stronger relationship to the Cupertino Union and Mountain View–Los Altos boundaries at the southern edge. This is where a rebuilt home under $4M still exists and where school-boundary diligence matters most.
Typical range: $3.2M to $5M
Los Altos Hills
A separate town with a one-acre minimum, no commercial district and the best privacy in Silicon Valley within fifteen minutes of Apple. The median near $5.5M understates it: estates on two to five acres regularly clear $10M and the most expensive sales in Santa Clara County are here. Septic, wells, slope and view each move price by seven figures. Comps are negotiations.
Typical range: $4.5M to $15M+
What should you know about commuting?
Los Altos is the geographic center of Silicon Valley’s executive commute: Apple Park in Cupertino about ten minutes, Google in Mountain View about ten, Stanford and Sand Hill fifteen via 280. Foothill Expressway and 280 are the arteries; 85 serves the south side. There is no Caltrain stop in Los Altos; residents use Mountain View or San Antonio stations for San Francisco. Most households drive and plan their lives around 280, which is the best highway in the Bay Area to depend on.
Which school district should you check?
The Los Altos School District serves most of the city and part of Mountain View and Los Altos Hills, feeding Mountain View–Los Altos Union High (Los Altos High and Mountain View High). The southern edge of the city falls into Cupertino Union and Fremont Union High; Los Altos Hills splits between Los Altos and Palo Alto Unified. Verify the assignment for the exact parcel; the boundary is a pricing line.

For a Los Altos buyer I start with lot, school boundary and whether the house is original, renovated or rebuilt, because those three variables explain nearly all of the price dispersion. Then neighborhood-level comps, a rebuild analysis where the house is the lot’s placeholder, and a plan to see homes before they list. With homes pending in eight days, the preparation happens before the home appears, not after.
