How do Cupertino neighborhoods compare?
Monta Vista
The west side below the foothills, defined by Monta Vista High and the Lincoln and Kennedy feeders. Larger lots than the rest of the city, 1960s and 70s ranches, and a growing wave of rebuilds. This is Cupertino’s premium sub-market and the one most insulated from the citywide median’s swings. Original on a big lot versus rebuilt is a seven-figure difference.
Typical range: $3.2M to $5M, new construction higher
Garden Gate and the Lynbrook side
The northwest neighborhoods toward Sunnyvale and the Lynbrook High boundary, which is partly in Cupertino and partly in San Jose. Solid 1960s tracts, consistent lots and the tightest comps in the city. The school boundary runs through here and it is a pricing boundary; verify every parcel.
Typical range: $2.8M to $4M
Rancho Rinconada and the east side
The historically smaller-lot neighborhoods east of Lawrence Expressway, annexed from the county decades ago, with Cupertino High assignment and the most entry-level pricing in the city. Many homes have been expanded or rebuilt; the originals are the value play. Townhomes and condos near Vallco and the Main Street development cluster here too.
Typical range: $2.2M to $3.2M
Seven Springs, Oak Valley and the foothills
The gated and semi-gated communities on the southwest edge toward Stevens Creek reservoir: newer construction, HOA obligations, hillside views and larger floor plans. Pricing tracks the Monta Vista market but with more product uniformity, which makes comps cleaner and the HOA documents more important.
Typical range: $3.5M to $6M
What should you know about commuting?
Cupertino is Apple. Apple Park and Infinite Loop are inside the city, and most of the housing is within fifteen minutes of both. Google is twenty minutes via 85 and 280, Nvidia and the Santa Clara campuses twenty via 280 and Lawrence Expressway. Highway 85 and 280 meet at the city’s center; De Anza Boulevard and Stevens Creek are the local arteries. No rail; Caltrain is at Sunnyvale or Mountain View. Most households drive, and the commute is the shortest in the Valley for the people who move here for it.
Which school district should you check?
Cupertino Union School District serves the city and parts of San Jose, Sunnyvale and Los Altos, feeding Fremont Union High School District (Monta Vista, Lynbrook, Cupertino and Homestead High). Attendance boundaries, not city limits, determine the assignment, and they move price by hundreds of thousands of dollars. Verify the exact parcel with both districts before pricing or offering.

The comps are tight here and the competition is well informed, so the edge is preparation: knowing the comps cold, writing clean terms, and seeing homes before they list.
