Amrit’s take
Same price as Pleasanton, more home
San Ramon and Pleasanton single family homes sold for the same median this year, $1.68M. But San Ramon sold for $749 a square foot vs $829 in Pleasanton, so the same budget bought about 11% more home in San Ramon.
The median overstates the drop
The median is down 8% this year, from $1.83M to $1.68M, but price per square foot is down only 2%, from $766 to $749. That gap looks like the mix of homes that sold, not lower prices for the same home. For what a specific home is worth, price per square foot is the better read.
