How do Hayward neighborhoods compare?

Downtown and the BART corridor

Downtown Hayward and the streets around the Hayward and South Hayward BART stations are where the city is densifying. Newer condos and townhomes mix with older single-family homes. For commuters this is the most practical East Bay buy under $900K. Walk the block at night before you write, and know the HOA on anything attached.

Typical range: $600K to $950K

South Hayward and Fairway Park

The south end runs from Tennyson toward the Union City line, with Fairway Park and Eden Shores as the standout tracts. Eden Shores in particular competes with Union City on quality at a lower price. Larger homes, newer construction on the bay side, and the best school-to-price ratio in the city.

Typical range: $900K to $1.4M

Hayward Hills

Above Mission Boulevard the city changes completely. Larger lots, views, custom homes, and prices that reach into the high $1Ms and beyond. The hills are also where comps go wrong most often, because lot, view and condition vary house to house. Any pricing here has to be built on the specific property, not the neighborhood.

Typical range: $1.2M to $2.2M+

Established flatland neighborhoods

The post-war tracts west of Mission and north of Tennyson are Hayward’s bread and butter: three-bedroom ranches on 5,000 square foot lots, built in the 50s and 60s. These are the most comparable homes in the city, which makes them the easiest to price correctly and the easiest to overpay for in a bidding war. Condition and permits decide the spread.

What should you know about commuting?

Hayward and South Hayward are BART stations. Choose the relevant station only after checking the route from the actual home and the current service for your destination. I-880, I-580 and State Route 92 may enter a driving comparison depending on location and where you travel. Door-to-door time includes local streets, parking and transfers; a highway distance alone is incomplete. Test the journey at the time you expect to use it and consider what happens on the return trip.

Which school district should you check?

Hayward Unified School District is an important starting point for many Hayward addresses, while New Haven Unified serves part of South Hayward. Confirm the district and school assignment for the exact property rather than assuming the mailing city settles the question.
