Amrit’s take
More houses, same buyers
Cupertino had 50 houses for sale in April, up from 32 a year earlier, and 46 in August vs 18. Sales stayed flat, 169 vs 168. With more listings and the same number of buyers, the over asking premium came down from 108.7% to 106.8%.
Still a seller’s market
Half the houses that sold this year went in 8 days or less, the same as last year, and Cupertino houses sold over asking on average every month for the last two years. September’s 2.1 months of supply is well under the 4 months that usually marks the line.
Last spring was the peak
February 2025 was the high water mark: 121.9% of asking on average and a median of $3.80M. This year’s best month was April, at 109.8%. July’s $2.83M median was the lowest in two years, so if you’re pricing off last spring’s sales, you’re pricing too high.
Condos: half the sales, more listings
Condo and townhome sales fell 52% this year, from 83 to 40, while listings climbed from 6 in January to 27 in September, the most in two years and up from 15 a year earlier. Price per square foot is down 7%. If you own one and want to sell, price it to sell in the first two weeks.
If you’re selling in Cupertino
- Price to the last three months, not to spring 2025, when buyers paid up to 121.9% of asking.
- The first week or so still decides it: half the houses that sold this year went in 8 days or less.
- With 39 houses for sale in September vs 24 a year earlier, condition and presentation matter more than they did.
- Own a condo or townhome? Sales are down 52% this year. Price it right on day one.
