Build the pricing model
Start with recent closed sales that match the property’s type, size, location and condition. Adjust for meaningful differences rather than multiplying square footage by an area-wide average. Review active competition separately so the recommendation reflects what buyers can choose today.
Set a preparation budget
Walk the property, identify the work that matters and estimate the time and cost. Separate maintenance from presentation and discretionary improvements. The goal is a reason for each expense, with records of work and disclosure questions addressed through the appropriate process.
Launch with a date
Coordinate photography, presentation, listing materials and access. Set a realistic sequence before work begins. The home should be easy for buyers to understand, with a clear description of features and supporting property information.
Negotiate the whole offer
