How do Union City neighborhoods compare?
Alvarado
The historic west side and the closest thing Union City has to a town center. Older homes, bigger lots, and the quickest access to 880 and the Dumbarton. Prices here sit in the middle of the city and the condition range is wide, so two homes on the same street can be $300K apart on good reasons. Sellers in Alvarado should document every improvement; buyers should expect to.
Typical range: $1.1M to $1.4M
Decoto
Decoto is the value district and it is not close. Smaller homes, older stock, and pricing that still starts under $1M for a detached house. It is also the district with the most upside as the Station District build-out keeps pushing east. If your budget is tight and your horizon is ten years, this is where I would look first.
Typical range: $850K to $1.2M
Station District and Mission Hills
The homes around Union City BART and up into Mission Hills are where the city competes directly with Fremont. Newer construction near the station carries HOA dues that belong in the monthly number. Mission Hills offers hillside lots and views that trade from $1.3M into the high $1Ms. Seven Hills above it goes higher still. If you are commuting to San Francisco or Oakland, measure the door-to-platform walk rather than trusting the listing’s proximity claim.

West-side and Mission Boulevard corridor
The Mission Boulevard corridor is a mixed bag of older tracts and infill, generally between $1M and $1.3M. This is the part of the city where I see the most mispricing in both directions, because sellers anchor to Mission Hills and buyers anchor to Decoto. The right comp set is narrow: same construction era, same lot pattern, same side of Mission.
Typical range: $1.0M to $1.3M
What should you know about commuting?
Union City BART provides a rail starting point, and I-880 is a major road corridor to consider for a driving commute. The useful question is how you get from a specific home to your destination at your normal departure time. Include station access, transfers, parking and the journey home. A cross-bay commute may involve different routes from a South Bay trip. Use the current BART station information and test the road journey yourself; this guide does not promise a fixed commute time.
Which school district should you check?
New Haven Unified School District serves Union City and parts of South Hayward. Use the district’s current enrollment and boundary information to verify the assigned schools for a specific property. Do not infer eligibility from a city name or the school closest to the house. Compare programs and requirements using the district’s own materials.
