THE SHORT ANSWER
Union City is still a seller’s market for houses, but buyers have more room than a year ago. From January through September 2026, single family homes sold for a median of $1.41M, down 3% from the same months of 2025, and for 102.9% of asking on average, down from 104.2%.
In September, 45 houses were for sale and 14 sold, 3.2 months of supply, up from 2.5 a year earlier. And this year Union City houses sold for about 25% less per square foot than Fremont.

Amrit’s take
Down a few percent, not a crash
The median is down 3% and price per square foot is down 4% from the first nine months of 2025. That’s a market that came off its spring 2025 high and leveled out. September’s $732 a square foot was the lowest in two years, but it came from just 14 sales, so I’d wait for October before calling it a trend. Buyers are paying a little less. They aren’t getting a deal on everything.
More choice, same speed
This spring Union City had more houses for sale than any time in the last two years: 57 in April and again in May, compared with 37 and 43 a year earlier. Yet half the houses that sold this year still went in 12 days or less. Buyers move fast on the right house and pass on the rest.
The Fremont discount is the story
Union City houses sold for $799 a square foot this year. Fremont’s sold for $1,061. That’s about 25% less for the same space, right next door, with its own BART station. If Fremont is out of reach, this is where I start the search.
Condos and townhomes are softer
Condo and townhome sales are down 20% this year, from 65 to 52, and they take longer to sell: a median of 24 days, up from 20. Price per square foot is down 6%. If you own one, plan for a longer runway and price it to the last three months, not to last spring.
If you’re selling in Union City
- Price it to the last three months of sales, not to spring 2025. The median is down 3% from last year, and buyers have the same comps you do.
- The first two weeks decide it. Half the houses that sold this year went in 12 days or less. If yours is still sitting after three weeks, the price is the reason.
- Your competition is the house down the street. With as many as 57 houses for sale this spring, buyers compare, so condition and presentation matter more than they did a year ago.
- Own a condo or townhome? Plan for about a month on the market.

If you’re buying in Union City
- You have more to choose from than a year ago, and more room on houses that have sat. A house past three weeks on the market is a different negotiation than one that just listed.
- Well priced houses still sell over asking: 102.9% on average this year. When it’s the right one, don’t lowball it.
- Compare price per square foot, not the list price. At $799 a square foot this year, Union City is about 25% less than Fremont for the same space.

By late summer it was 100% to 102%. February is a small month, so a few bidding wars move that number, but the pattern held both years.
