Prices, Neighborhoods, and What to Know

The single-family median ran about $4.1M for the first eight months of 2026, up nearly 8% on the year, on roughly 270 closed sales and shrinking inventory. That number is almost useless on its own: Old Palo Alto traded above $9M, Crescent Park near $7M, Midtown near $3M and Ventura under $3M in the same period. Palo Alto buyers are founders, VCs, Stanford faculty and senior tech leadership, and they pay for lot size, school assignment and walkability in that order.

How do Palo Alto neighborhoods compare?

Old Palo Alto and Crescent Park

The estate core. Half-acre-plus lots, 1920s to 1930s architecture, and the only Palo Alto addresses that compete with Atherton. Old Palo Alto’s 2026 median jumped past $9M on a handful of trophy sales; Crescent Park sat near $7M. These are off-market and quiet-market neighborhoods as much as MLS ones, and a seller here needs reach into the private-client channel, not just a Sunday open house.

Typical range: $6M to $12M+, with tear-down lots starting around $5M

Professorville, Downtown and University South

Walk-to-University-Avenue living on smaller historic lots. Craftsman and Victorian homes with strict historic-review constraints that limit what you can rebuild, which is exactly why they hold value. Sales volume picked up in 2026 as buyers priced out of Old Palo Alto moved one neighborhood over. Condition and permit history drive price more than square footage.

Typical range: $3.5M to $6M

Midtown, Green Acres and Barron Park

The family heart of the city: Eichlers, 1950s ranches and a growing share of full rebuilds. Midtown held near $3.1M in August 2026 with homes pending in under three weeks. Green Acres and Barron Park posted the city’s strongest year-over-year gains, over 20%, as new construction reset the comps. Original Eichler versus rebuilt is a $1.5M question on the same street.

Typical range: $2.8M to $4.5M, rebuilt homes to $6M

South Palo Alto, Ventura and College Terrace

The entry points. Ventura was the one Palo Alto neighborhood with a falling median in 2026, under $2.9M, on smaller lots near El Camino and the Fry’s redevelopment site. College Terrace trades on Stanford proximity and a tight grid of cottages. South Palo Alto is the volume market, 58 sales through August, and the best place to buy a Gunn-assigned home without a Mission-level premium.

Typical range: $2.6M to $3.8M

What should you know about commuting?

Palo Alto is the center of the Peninsula commute, not the end of it. Two Caltrain stations (University Avenue and California Avenue) with Baby Bullet service to San Francisco in about 35 minutes, Stanford and the medical center within the city, Sand Hill Road venture offices at the western edge, and Meta in Menlo Park ten minutes north. Highway 101 and 280 bracket the city; 280 is the route to Apple and Google that residents actually use. Test the specific address against Oregon Expressway and Page Mill at 8 a.m. before assuming any of this.

Which school district should you check?

Palo Alto Unified School District serves nearly the whole city with two high schools, Palo Alto High and Gunn, and attendance boundaries that run through the middle of neighborhoods. The boundary, not the neighborhood name, sets the premium. Verify the assigned schools for the exact parcel with the district before writing an offer that assumes one or the other.

Buying in Palo Alto

For Palo Alto buyers I start with the lot: size, zoning, floor-area ratio and what could be built, because land is most of the price. Then the real comps, pulled by neighborhood and by school boundary, never citywide. Many of the best homes trade quietly; part of my job is making sure you see them before they hit the MLS. Offer strategy is seller-specific: a Stanford estate sale and a founder relocating to Austin are two different negotiations.

A Palo Alto listing needs a pricing model built on the right neighborhood’s closed sales, a presentation plan that reaches private-client and relocation networks as well as the MLS, and a launch date tied to the tech hiring and liquidity calendar. The buyer pool is global and well advised. The marketing has to be at that level, and the price has to be defensible to their analysts.

Is Palo Alto worth the premium over Mountain View or Menlo Park?

It depends on what you are paying for. Palo Alto Unified, walkability to University or California Avenue and Stanford adjacency are real. If your priority is lot size per dollar, Los Altos and Menlo Park often win. I run that comparison with actual homes, not city medians.

How fast do Palo Alto homes sell?

Well-priced homes in Midtown and South Palo Alto were pending in two to three weeks in summer 2026, often above asking. Estate properties in Old Palo Alto and Crescent Park move on their own timeline and frequently off-market.
