Val Vista, Pleasanton Meadows and the west side
The west side tracts are the most practical family buy in the city: 1970s and 80s homes, good lots, solid schools, easy 680 access. Val Vista and Pleasanton Meadows anchor the entry tier; the west side above it runs higher. This is where most Pleasanton families actually live and where comps are most reliable.

Birdland and Mohr Park
Birdland and the Mohr Park area are mid-tier Pleasanton: larger lots than the west side, a quieter feel, and pricing in the mid $1Ms. Good school assignments and a short drive to BART. For a buyer stretching from Dublin or Livermore, this is the sweet spot.

Ruby Hill, Kottinger Ranch and the larger-lot estates
