Prices, Neighborhoods, and What to Know

The single-family median was about $4.2M in August 2026, up a little over 2% on the year, with homes pending in under two weeks at roughly 102% of asking and price per square foot up 14%. Sales volume jumped more than 40% year over year as sellers who had been waiting came back. Saratoga buyers are Apple, Nvidia and Netflix leadership, established physicians and multi-generational Silicon Valley families who want acreage and the Saratoga schools within twenty minutes of the office.

Saratoga is the quietest $4M in Santa Clara County. Big lots, the Golden Triangle schools, and a village that still closes at nine. The buyers who want it do not want to be seen wanting it.

How do Saratoga neighborhoods compare?

The Golden Triangle

The flat, tree-lined neighborhoods bounded by Saratoga Avenue, Saratoga-Sunnyvale Road and Cox Avenue, with Saratoga Union and the Lynbrook/Saratoga High assignments that buyers pay for. Quarter-to-half-acre lots, 1960s ranches and a steady flow of full rebuilds. This is the most competitive sub-market in the city and the one that moves in a week.

Typical range: $4M to $7M, new construction to $9M

Saratoga Village and Montalvo

The historic village and the hillside around Villa Montalvo and the Mountain Winery. The Village itself trades on walkability to Big Basin Way and smaller lots, with a 2026 median near $2.7M on thin volume; the Montalvo and Pierce Road hillside above it is estate country with two-acre parcels, vineyards and gated drives at two to three times that.

Typical range: $2.5M to $4M in the Village, $5M to $12M+ on the hillside

Saratoga Woods, Brookview and the Quito side

The eastern family neighborhoods toward San Jose and Campbell, with Campbell Union or Moreland school assignments on some streets and Saratoga Union on others. Lots are a little smaller and homes a little more original, which is why this is where a $3M Saratoga address still exists. Verify the school boundary parcel by parcel.

Typical range: $2.8M to $4.2M

Saratoga Foothills and Monte Sereno border

The western hills along Big Basin Way and toward Monte Sereno, where lot sizes climb to an acre and more and architecture goes custom. Views of the valley, privacy and fire-zone insurance questions all belong in the same conversation. Comps are thin and house-specific; the pricing model is as much appraisal as market.

Typical range: $4.5M to $10M+

What should you know about commuting?

Saratoga is a driving town with a good position: Apple Park about fifteen minutes via 85 or De Anza, Nvidia and the Santa Clara campuses about twenty via 85 and 101, Google and Netflix about twenty-five via 85. Highway 85 at Saratoga Avenue is the artery; 280 via Saratoga-Sunnyvale Road reaches the Peninsula. There is no rail service; the nearest Caltrain is Sunnyvale or San Jose Diridon. The trade for the quiet is that everything is a drive.

Which school district should you check?

Saratoga is served by Saratoga Union School District in the core, with Cupertino Union, Campbell Union and Moreland on the edges, feeding Los Gatos–Saratoga Union High (Saratoga High) or Fremont Union High (Lynbrook) depending on the parcel. The Golden Triangle’s premium is largely these assignments. Confirm the exact district and schools for the address before pricing or offering.

Buying in Saratoga

For Saratoga buyers I start with the school-district map overlaid on the lot map, because together they explain most of the pricing. Then real comps by sub-market, a rebuild analysis for original homes on large lots, and a plan to see the quiet-market inventory, which is meaningful here. Offers are competitive in the Triangle and negotiated on the hillside; the strategy is different for each.

A Saratoga listing is priced on its own neighborhood’s closed sales and presented to a buyer who is comparing it with Los Altos and Los Gatos on the same weekend. I build the pricing model, a preparation budget that spends on lot presentation and the rooms that photograph, and a launch plan that reaches the executive and relocation networks as well as the MLS.
