How do Fremont neighborhoods compare?

Mission San Jose

The most expensive district in the East Bay, and the premium is almost entirely schools. Mission San Jose High, Hopkins and the feeder elementaries drive a bidding pool that stays deep even when the rest of the city cools. Expect older ranch homes on larger lots that trade on dirt and district, not finishes. Buyers: budget for renovation after close. Sellers: your comps are other Mission San Jose homes only, never Fremont at large.

Typical range: $1.6M to $2.5M, with hillside and Weibel homes well above

Ardenwood and Northgate

The north end is Fremont’s best bet for a family home with a reasonable path to the Dumbarton Bridge and the Peninsula. Ardenwood posted one of the strongest year-over-year gains in the city in 2026. Homes are mostly 1980s and 90s tract, in good shape, with HOA communities mixed in. The value play here is layout: a well-planned 1,800 square foot home beats a choppy 2,200.

Typical range: $1.3M to $1.8M

Niles and Centerville

Niles is the character district: historic downtown, canyon access, older homes with real yards. It trades below the citywide median and that gap is the opportunity if you want Fremont without Mission San Jose pricing. Centerville sits near the median and is the most mixed, so comps have to be tight. In both, inspect the systems. A pretty 1940s house with original plumbing is a different purchase than it looks.

Typical range: $1.1M to $1.5M

Irvington and Warm Springs

Warm Springs has transformed since the BART station opened, moving from $1.4M to over $2M in five years on the strength of new construction and Tesla-adjacent demand. Irvington next door is the steadier buy with established neighborhoods and an easier commute to the 880 corridor. If you are comparing a Warm Springs townhome to an Irvington single-family at the same price, run the HOA and the lot into the monthly number before you decide.

Typical range: $1.3M to $2.1M, newer Warm Springs product at the top

What should you know about commuting?

Fremont and Warm Springs / South Fremont are the city’s BART stations. Check BART’s current journey planner for the trip you would take, including transfers and the route from your door to the station. For driving, compare your actual access to I-880 and I-680; for a Peninsula trip, consider the route toward State Route 84. No single drive-time claim fits every neighborhood or departure time. Test a weekday trip yourself and include parking, station access and the return journey in the comparison.

Which school district should you check?

Fremont Unified School District is the starting point for public-school boundary information. Verify the assigned schools for the exact address directly with the district, along with enrollment procedures and any placement conditions. This guide does not rank schools or promise enrollment. Neighborhood labels and school attendance areas are different things, so do not infer an assignment from the district name used in a listing.
