The citywide median was around $1.18M in June 2026, but the real story is the spread: hillside neighborhoods above $2M, central tracts near $1.4M, and newer transit-area product closer to $1M. Days on market stretched to around 78 in mid-2026, more than double the prior year, which means buyers have room to negotiate that they did not have in 2025.

How do Milpitas neighborhoods compare?

Milpitas Metro and transit-area homes

The newer high-density neighborhoods around the Milpitas BART and VTA station are condo and townhome country, mostly built since 2015. Pricing is the lowest in the city per unit and the highest per square foot. These work for a commuter who wants to be at Great Mall and the station on foot. They do not work if you compare them to a detached house without putting the HOA on the same page.

Typical range: $850K to $1.3M, mostly attached

Midtown and central Milpitas

The established central neighborhoods around Milpitas High and the civic center are the city’s core single-family market: 1970s and 80s tracts, three and four bedrooms, standard lots. Sunny Hills and the area near Berryessa trade in the $1.4M range. Solid, liquid, and the easiest part of the city to comp accurately.

Typical range: $1.3M to $1.9M

Parktown and the western tracts

Parktown and the neighborhoods west of 680 are a step below central pricing, with similar-era homes and a quick shot to 880 and North San Jose. This is the better buy for someone who works in Santa Clara or Sunnyvale and wants Milpitas prices instead of Santa Clara prices.

Typical range: $1.1M to $1.5M

Eastern hills and the Vineyards

East of 680 and up the foothills, Milpitas becomes a luxury market. Weibel runs above $2M and the Vineyards and Avalon area above $2.8M. Views, lots, newer custom construction, and a buyer pool that overlaps with Mission San Jose. Comps here have to be hillside-to-hillside; nothing in the flats applies.

Typical range: $2.0M to $3.0M+

What should you know about commuting?

Milpitas BART is a regional rail connection. Check its current connecting transit information and the journey from the home to the station. For driving, I-880 and I-680 can lead to very different route choices depending on your address and destination. Include the first and last part of the trip, parking and transfers where relevant. A location that is convenient for one Silicon Valley employer may not be convenient for another. Test the actual weekday schedule you expect to keep.

Which school district should you check?

Milpitas Unified School District publishes district boundary information. Use its address and enrollment resources to verify the property you are considering and ask about the current placement process. Do not infer a school assignment from a neighborhood nickname or a nearby campus. If a specific program is important, discuss availability and requirements directly with the district. The purpose here is to identify the right verification step, not to rank schools.
