Rivermark and the north side
Rivermark is a 2000s master-planned neighborhood with townhomes, condos and detached homes, a town center, and a direct route to the 237 tech corridor. It is the most predictable market in the city because the housing stock is uniform. HOA dues matter and so does the specific product type.

North Santa Clara and 95054
The north end near Levi’s Stadium and the Nvidia and Intel campuses is dominated by newer attached housing and employer-adjacent demand. Prices move with tech hiring more than anywhere else in the city. If you are buying here for a commute, measure it at 8 a.m., not on a Saturday.
