The short version
Warm Springs is the south end of Fremont, next to Milpitas, with BART and both Interstate 880 and Interstate 680 close by. It is really two neighborhoods in one: older single family streets from the 1960s through the 1990s, and a brand new district of townhomes and condos around the BART station and the Tesla factory. Before you compare prices, know which one you are looking at, because the new side can carry Mello Roos and HOA dues the older side does not.
PRICE SNAPSHOT · JANUARY TO SEPTEMBER 2026
Single family homes near the center of Warm Springs sold for about $1,136 a square foot, down from about $1,207 over the same months of 2025.
