Define value before comparing cities
Value can mean more usable space, less maintenance, a shorter journey to work or a layout that works without renovation. Decide which two or three outcomes matter most to you. Otherwise, a citywide average can make a home seem attractive even when it does not fit the reason you are moving.
Newark: compare established homes with newer alternatives
Look at the trade-offs between an established property and a newer attached or detached home. Compare outdoor space, parking, stairs, association costs and maintenance expectations. Do not assume that the newest home has the lowest total cost. Newark median: about $1.25M in August 2026, with Bayshores above it and older tracts below. A current shortlist should distinguish Bayshores and other newer communities from older neighborhoods.
Union City: put the actual journey into the comparison
If transit is part of your routine, measure the trip from the home to the station as well as the train journey. If you drive, test the route at your normal time. Compare the additional space or features available at the same budget with the cost and time of that journey. Union City median: about $1.36M in mid-2026, with Decoto under $1.2M and Mission Hills above $1.3M.
Fremont: narrow the district before judging the city
Fremont contains multiple districts and home types, so a city-level comparison often hides the decision you need to make. Compare actual homes in the areas you are considering rather than treating every Fremont address as one market. Fremont median: about $1.4M in August 2026, with a district spread of nearly $1M. Review property condition and verified school assignment alongside location.
Use one worksheet for all three
For each home, record price, usable area, bedroom layout, lot, parking, documented improvements, recurring charges, likely immediate work and your tested commute. Keep estimates labeled. Then add recent comparable sales for each property. This lets you distinguish a lower list price from a genuinely lower cost of owning the home you want.
